Ithala adds new light industrial park to its property portfolio

Construction of Ithala Properties new light industrial park, Paramount Park, has been completed and the keys officially handed over.

The development forms part of Ithala Development Finance Corporation’s repositioning strategy to invest in prime locations to catalyse economic activity and create jobs.

Paramount Park is well situated in the Mount Edgecombe business district, close to the rapidly expanding Umhlanga Ridge, Gateway node and the Mount Edgecombe Country Club and residential estate.

The site is easily accessed via the R102 and the M41 main arterial routes, with King Shaka International Airport only 18,5 km north.

“Paramount Park is the latest addition to Ithala’s diverse property portfolio that has been developed over a number of decades. Ithala is a pioneer in establishing shopping centres and industrial estates in remote regions of KwaZulu-Natal and seeks to bring development and retail facilities to communities, thereby accelerating regional spatial equity, economic growth and promoting job creation,” said Nkosinathi Nhlangulela, Ithala Acting Properties Executive.

Remaining cognisant of the impact of a greenfield project on the environment, Ithala has ensured that the development was designed and constructed in a way that will conserve the green belt area located alongside the property and continue to provide sustenance to the small wildlife and birds in the area. Alien plants have been removed to safeguard the indigenous vegetation that remains.

Paramount Park comprises a total of 7 899.2 square metres, with individual floor areas divided into 20 units ranging from 336 to 431.2 square metres. The green belt provides a peaceful and natural outlook from the units and the design reflects a typical multi-unit complex. Each unit offers a production facility, ablutions, kitchenette and small universal mezzanine area. The design also allows for the combining of units, should the need arise.

Commenting on the design aspect of the development, Wavell Chimango from DGIT Architects said: “The design made provision for loading facilities which allows trucks up to four meters high to enter into each unit through a shutter door. Ensuring sufficient parking on the premises, fenced security and paraplegic friendly facilities were some of the factors that were taken into consideration during the design phase.

Mark Ramsden from Kanyisa Africa Consulting Electrical Engineers said: “Each unit is equipped with 60 amps three phase power which would adequately cater for a mini factory operation with machinery. There is provision for electricity supplies to be upgraded should the need arise. The installation of energy-efficient lighting is beneficial in terms of cost saving and reducing environmental impact.
